Duxton Dairy Investments (“Duxton Dairy”) presents investors with an opportunity to participate in the Australian dairy industry and to provide investors with the potential for both ongoing annual operational yield and longer-term capital growth. Duxton Dairy intends to achieve this through the strategic acquisition of low cost dairy investments in Australia. Duxton Dairy currently has exposure to the Australian dairy industry through its investments in Duxton Dairies (Cobram) Pty Ltd (“DDC”) and Ace Dairy Holdings Pty Ltd (“ADH”) .

Duxton Orchards

Duxton Orchards Pty Ltd (“Duxton Orchards”) indirectly invests in the Australian Apple Industry. The investment comprises two apple orchards and a juicing processing plant in South Australia. The varieties grown include Royal Gala, Granny Smith, Pink Lady, Fuji and Sundowner. Having orchards in two distinct regions of the state significantly hedges against weather risk and enables the growth of ‘premium’ grade varieties suited to each environment

Duxton Vineyards

Duxton Vineyards Holdings Pty Ltd (“DV”) invests directly in the Australian wine grape industry and it aims to provide shareholders with both ongoing annual operational yield and longer-term capital growth. DV intends to achieve this through the acquisition and aggregation of land rich parcels into its existing portfolio of diversified high-quality vineyards, to improve operational efficiencies and the diversification of revenue streams to satisfy the long-term growth in global wine demand. The portfolio consists of 4 vineyards aggregations and a winery facility located in the Sunraysia region of New South Wales.

Duxton Dairies

Duxton Dairies (Cobram) Pty Ltd ("Duxton Dairies Cobram") was established in 2015 and comprises two aggregations in Northern Victoria, Australia. Duxton’s thesis at inception was to invest into land rich assets which provide a perpetual income stream. Since inception, the farms have undergone material capital works to enhance the carrying capability. The aggregations are well positioned to capitalise on an upturn in the dairy industry. The strategy is to take advantage of potential increases in milk prices and benefit from a lag in land valuations.

Duxton Bees

Duxton Bees Pty Ltd ("Duxton Bees") seeks to capitalise on the growing demand for bee pollination services, queen bee breeding and export and high quality honey and beeswax production for consumers. Around one third of global food production is reliant on animal pollination and ~90% is carried out by bees. The health and medicinal benefits of honey has also been a key driver for the increase in honey consumption over the last decade. Additionally, Beeswax has seen a significant surge in demand due to its use in value-add products including skin and cosmetic products. The growing investment into Australian agriculture coupled with dependence on bees for pollination services, highlight the overall need for bees in creating a sustainable agricultural sector for Australia.

Duxton Nuts

Duxton Nuts Pty Ltd ("Duxton Nuts") presents investors the opportunity to gain exposure to the production of walnuts via two existing sites located in the Riverina Region of NSW. Walnut annual global consumption has experienced an annual average growth that exceeds that of global production. China and the US are the two largest walnut producers globally, accounting for 43% and 31% of total production, with Australia only producing less than 1% of global production. With global demand increasing, there is a growing need for year-round supply from counter seasonal regions in the Southern Hemisphere, such as Australia.
